ESSENTIAL FUNCTIONS Review imaged file for accuracy, naming conventions, absence of duplicates, documents in correct order and viewable. Verify certain information within the loan file: property address, earliest closing date, property type, lock expiration date, NMLS information for loan officer and mortgage broker, underwriting approval notice, flood cert and any other pertinent information individual to the file. Ensure all fees are compliant per the disclosures within the file, loan product, etc. Create an accurate and high-quality loan closing package through data input Encompass Review of documents, including but not limited to: Closing Protection Letter, Title Commitment, Homeowner's Insurance Declaration Page and invoices for various services (credit report, appraisal, etc.). Reconcile Loan and Lock information for accuracy with Encompass system. Report discrepancies or changes to the appropriate department. Input figures to create borrowers escrow/impound accounts; considering number of months needed, appropriate monthly payment and the aggregate accounting calculation. Upload information as needed to the appropriate document preparation system. Review and resolve any audit issues created by the document preparation system. Review closing package prior to sending to settlement agent. Update Encompass system statuses and create any notes needed within system. Perform other duties as assigned.
