Responsible for clearing suspense issues and responding to Q.C. issues related to their job function. Assists other departments and fellow team members with their workloads to ensure a smooth flow of production of loans, which are eligible for sale to investors. Responsible for completely pre-underwriting loans utilizing Underwriting Condition Sheet and AUS findings prior to submission for final underwriting. Proactively researches investor guidelines to ensure accurate processing of the file. Enthusiastically introduce and sell other mortgage and banking products (HELOC, checking accounts and investment services, etc.) to customers while discussing their loan with them.

Competencies: Operational Support PURPOSE: Under the direction of the Tag & Title Manager, serves as a resource to advise and guide Tag and Title associates in completing transactions. Process and prepare Pennsylvania retail stores' On-Line Messenger (OLM) work and electronic fund transfers. ESSENTIAL FUNCTIONS: Process the Pennsylvania retail stores' daily OLM work to Pennsylvania Department of Transportation (PennDOT). Reconcile State fees collected to ensure each Store balanced at the end of the day. Review all completed OLM applications to ensure work is completed accurately including the addition of all source documents and resolves discrepancies accordingly. Contact stores to obtain the corrected documentation in order to keep the Club's error rate within a less than 2% error ratio as mandated by PennDOT. Collate all stores applications and request an electronic funds transfer to PennDOT. Ensure the submission of paperwork to PennDOT within the designated time period. Open/close PennDOT cash drawers and perform completion of fee/batch paperwork. (40%) Remain up-to-date on state laws and legislation that affect the business line. (15%) Serve as technical resource for management and front-line associates in tag and title transactions, and Notary processes, answering questions and contacting Maryland Motor Vehicle Administration (MVA) and PennDOT for necessary clarifications. Loan Operations Specialist II

Details: Under general supervision, the Loan Operations Specialist II assists with the closing, funding and servicing of residential mortgages (1-4 family), SBA (7A and 504), commercial (CRE) and commercial & industrial loans. The incumbent will setup files on the servicing system; record principal, interest and escrow payments; maintain file storage and assist with investor reporting. Responsibilities: Loan Funding & Closing Coordinates and interacts with title firms for verification of recording documents, and discussion issues. Reviews loan files for correct documentation and verifications. Assists with the preparation of closing documents for 1-4 family loans. Assists with funding of residential and commercial loans as necessary. Prepares wire instructions for 1-4 family loan fundings. Reviews estimated HUD statements prior to funding and final HUD statements after loan closing to ensure compliance with RESPA regulations. Completes loan files for servicing and vault storage. Loan Servicing Assists with file setup for applicable loan, and performs post-closing monitoring. Performs loan boarding in the servicing system. Process mortgage, commercial and SBA payments in the servicing system. Reviews Credit Union's records and transactions in cases where payments are more than 15 days past due, in order to resolve misapplied payments, research account transactions to ensure that payments are properly directed. Assists Special Assets Group by providing support documentation for account delinquency follow-up. Performs escrow analysis and disbursement of funds from Escrow to appropriate agencies when due (insurance, taxes). Process demands for payoffs, modifications and subordinations. Processes payoffs and preparation of Deeds of Re-conveyance in accordance with Credit Union and investor policies and procedures. Documents all servicing activity taken.
